Tenant Fees

Fees for all New Assured Shorthold Tenancies (ASTs) Signed on or After 1 June 2019 When taking a property you are liable for the rent, payments in relation to Utilities, TV License, Council Tax etc, as well as the following:


Rent – Rent is payable in advance as set out in your tenancy agreement.
The amount of rent due and the payment schedule will be confirmed in your booking confirmation before you sign your tenancy.


Reservation Fee/ Holding Deposit – A holding deposit equal to one weeks rent is required to reserve a property.
This will be credited to your rent account once your tenancy is confirmed.
The holding deposit will be forfeited if you withdraw from the tenancy, fail right-to-rent checks, or provide false or misleading information.


Security Deposit – A refundable security deposit equal to two weeks rent is payable before you move in.
This deposit is held as security for the performance of your tenancy obligations and will be protected in a government-approved tenancy deposit scheme.
Herbal Hill Ltd protects all deposits with MyDeposits, a government-approved scheme.
The deposit will be returned at the end of the tenancy, subject to any deductions for damages, unpaid rent, or breaches of the tenancy agreement.


Lost Keys – Tenants are responsible for the cost of replacing any lost keys, a replacement key card is charged at £10


Payments for early terminations and surrenders – If you request to leave your tenancy early, you will be responsible for:

  • a £50 surrender fee for administration and relisting.
  • Rent payments until the new tenancy begins.

Unpaid Rent – If the rent is more than 14 days overdue. Interest will be charged at 3% above the Bank of England base rate from the rent due date until the rent is paid.

  • Client Money Protection: CMP
  • Redress Scheme: PRS (Property Redress Scheme)
